A contemporary 3 bedroom courtyard house in Wimbledon, SW London on a backland site. In the end, the land was sold with planning to represent a 3.7x increase in land value and a profit after costs of 150%.
The Story
Tucked away on a compact infill site within a Wimbledon conservation area, this contemporary three-bedroom courtyard house demonstrates how even the most constrained plots can be transformed into exceptional schemes. By working closely with planning authorities and responding sensitively to the surrounding context, we secured consent for a unique home that maximises both privacy and light.
The design wraps living spaces around a private south-facing courtyard, creating an outdoor ‘room’ that brings daylight deep into the house and fosters a strong sense of indoor-outdoor living. Carefully considered setbacks and a combination of single and two-storey elements ensure the building sits comfortably among taller neighbours, while protecting their outlook and privacy.
Rather than mimic its surroundings, the house asserts its own character through articulated volumes and a complementary palette of materials. Sustainability is integral, with passive solar gain, natural cross-ventilation, and an air source heat pump delivering a low-energy, future-proofed home.
This project highlights how thoughtful design and a strategic planning approach can unlock significant value from challenging sites, delivering a premium, market-ready property with strong appeal to all.
