What We Do

Milton Land helps landowners realise the potential of their land in a way that is sensitive, sustainable, and commercially sound. Our role is to manage the complexity and risk—so you don’t have to. From initial feasibility through planning and delivery, we cover all costs and take on all financial risk, while your ownership of the land remains fully protected throughout.

We work in two ways:

  • Landowner Partnerships – Collaborative arrangements where we promote and develop land together, sharing in the uplift created through planning and construction. These agreements are structured to safeguard your position while allowing you to benefit from the value we create.

  • Outright Purchase – For those seeking a simple exit, we acquire the land and take on the entire project ourselves.

Our approach is transparent and tailored. We engage with planners and stakeholders, design schemes that enhance their setting, and ensure every project adds genuine value—not just for the landowner, but for the community it belongs to.

  • A partnership is formed between landowner and Milton Land, whereby:

    Milton Land are responsible for achieving a planning consent for the land and covering all the associated costs. 

    When planning is achieved the land is sold to the open market and after deducting the costs, the profit is split between the two parties at a pre-agreed percentage, where the large majority of the profit is realised by the landowner.

  • Both Landowner and Milton Land enter into an Option Agreement, in which the landowner agrees a price to sell the land with planning permission to Milton Land once the consent is achieved.

    Milton Land are then responsible for achieving a planning consent for the land and covering all the costs associated with this.

    Milton Land purchase the land from the Landowner at the pre-agreed price.

  • For landowners who want a straightforward exit, we offer an unconditional purchase of the land. We agree a price, complete the transaction quickly, and take on all responsibility from that point onward.
